The sale is agreed and the funds are all in place. You will now need to instruct a solicitor and then provide us with their details. Your solicitor will handle your purchase and take care of all the relevant paperwork for you. Once this is done, you will exchange contracts with us; we agree to sell you the property and you will agree to buy it. This is also when you will pay your deposit (usually 5% or more) and we will agree on a suitable day for you to move into your new home.
Moving day has arrived! On this day, we will wait for the funds to settle the remaining balance. This can happen at any time between 9am and 5pm. Once we are notified that the funds have been transferred, a member of our team will meet you outside the property with the keys so you can let yourself into your new home! At this point, a member of our team will also take the meter readings for gas, electricity and water. We will then supply these details to both you and the utility companies and let them know that you have moved in. We recommend waiting for a welcome letter to arrive from the relevant company before switching providers to avoid any confusion. We will also notify the council for your council tax.
All of our new-build homes come with a 10-year building warranty. For the first two years, you can enjoy the peace of mind of knowing that we will care for your new home and will rectify any issues (known as snagging) that you may have.
